The new R3.5 billion Beachwood Coastal Estate is being built along Durban North’s coastline, with buyers already reserving plots ahead of its official launch.
The development is set on a 430,000 sqm site and focuses on low-density residential developments.
The estate is being brought to the market by Beachwood Investments and is seen as a green, low-impact estate, with over 50% of the site dedicated to open space.
This includes rehabilitated dune forests, mangroves, wetlands, and massive landscaped areas for relaxation.
Phase one of the development will have 52 freestanding plots and 37 drive-up, three- and four-bedroom apartments, duplex villas and forest duplexes.
All of the approvals for Phase 1 have been secured, with civil construction commencing in February 2025.
On top of this, the developer is investing in upgrades to the surrounding infrastructure, including widened roads and upgrading the Durban North potable water reservoir.
Public beach access will be retained with new ablution and new public parking facilities.
Investment is also being made in a new stormwater management system to overcome the flooding of the Southern precinct of the property, especially during torrential rains.
Future phases are set to expand the estate, while maintaining a limited number of units to ensure exclusivity and environmental integrity.
Prices in the estate are inclusive of VAT and are transfer duty-free, and range from the following amounts:
- Vacant plots: (691sqm-1 728sqm): are priced between R6.1 million and R20.675 million
- Apartments (245–365 sqm): range from R10.575 million to R16.075 million
- Duplex villas and forest duplexes (435–511 sqm) are priced from R18.675 million to R25.15 million.
Each home has garages and parking bays, with selected units offering store rooms, utility spaces, yards, and staff quarters.
All residences are also inverter and smart-home-ready, with connection points provided.
The first vacant plot transfers are anticipated in Q3 to Q4 2026, and Phase 1 apartment construction is expected by Q4 2027.
The project is set to provide local economic upliftment to many by creating 1,500 direct jobs during construction and the subsequent estate operations.
Life at the property
Carol Reynolds, an area principal for Pam Golding Properties: Durban Coastal, said that the development will feature a nine-hole signature gold course, as well as a clubhouse and simulation suites.

- Restaurant and snack bar,
- Co-working spaces,

“Security features include three gatehouses with 24/7 staffed security; biometric access control; barrier and electric fencing; cameras linked to guardhouses and dedicated estate patrols,” said Reynolds.
Gareth Bailey, also an area principal for Pam Golding Properties: Durban Coastal, said that interest in the coastal estate is running high before its official launch.
Demand has been strong from families in Durban and Durban North, as well as upcountry buyers seeking leisure or retirement homes or a Durban business base, given its proximity to the airport.
The mall is also close to the retail offerings of La Lucia Mall, Gateway Theatre of Shopping, and strong schools, such as Reddam House Umhlanga and Crawford International La Lucia.
“For buy-to-let investors, the estate requires a minimum rental period of 90 days, with no Airbnb or short-term letting permitted, ensuring a stable and upmarket residential environment,” said Bailey.
“Buyers may select from five accredited architects on the Architects’ Panel or appoint their own professionals, subject to compliance with strict estate design guidelines and protocols.”
