Residents of Green Point have expressed concern and disappointment following the announcement that Spar and Ultra Liquors, located on Main Road near Giovanni’s, have been given notice to vacate their premises by the end of July 2025. The news has sparked unease in the community, as the two popular retailers have long served as convenient and familiar fixtures in the neighbourhood.
The site is set to be transformed into a nine-storey mixed-use development by the Berman Brothers, featuring approximately 200 residential apartments and underground parking. The project is scheduled for completion in 2028.
Despite attempts by Spar and Ultra Liquors to secure future retail space within the new development, the Berman Brothers have yet to respond to their inquiries. Signs indicating the forthcoming construction are expected to go up in the near future.
In a recent development, however, the ambitious project may face delays. According to reports, test drilling on the site has revealed bedrock unusually close to the surface. The current construction plans include excavating 15 meters below ground to accommodate underground parking — a task that may now prove difficult or even unfeasible without extensive blasting. Whether such blasting would be permitted in the densely populated area remains uncertain.
As the situation unfolds, residents remain uneasy about the changes to their neighborhood and the potential loss of local businesses they have relied on for years.
