City Park Revamp

Revamp of the old Christian Barnard Hospital into the City Park mixed-use development located at 111 Bree Street, Foreshore, Cape Town, Western Cape. The project once completed, the project will feature: 2700m² of retail space. 10 500m² of commercial office space. Eight floors of parking, operated by Ingenuity Property. 68 luxury apartments and a 62 room Mama Shelter hotel. Rooftop leisure facilities, including a pool and restaurants. Two signature street-level restaurants. Demolition Phase Given the building’s age and structural design, the demolition process is highly complex and requires meticulous planning. Key demolition activities include: Complete removal of floors 15 to 17. Widening of the central atrium (levels 9 to 17) by cutting large internal sections. Partial removal of levels 10 and 11 to create a terrace on level 9. Demolition of parts of the ground-floor façade and structure to create a striking double-volume entrance plaza. Additional works involve removing internal stair shafts, basement ramps, old brickwork, screeds, and various façade elements, all aimed at stripping the structure down to its original concrete shell. Structural Phase The upper levels are being extended with a new floor plate from levels 15 to 17, and a new level 18 is being constructed above using a steel and Bondek system, topped by an architecturally distinctive rooftop feature. A new lift shaft is being built from the basement to level 18, and due to program demands, it’s being constructed across three levels simultaneously. Numerous infill slabs are being installed to close off outdated service shafts and stairwell voids. Parts of the former parking structure are being transformed into retail space, with new slabs, ramps, and raised floors. To handle the increased structural load, extensive reinforcement of existing columns and beams is underway. This includes: Scabbling of concrete surfaces. Installation of dowel bars and Gewi bars, torqued to strict specifications. Steel plate reinforcements. External U-bars wrapped around existing beams.
